How Long Does an Asphalt Parking Lot Actually Last?

A properly installed asphalt parking lot in Sioux Falls should last 20 to 30 years. Whether you're closer to 20 or closer to 30 depends almost entirely on maintenance.
Year 1
Stripe the lot. Don't seal coat yet — let the binder cure and the oils flash off.
Years 2–3
First seal coat. Crack seal anything wider than ¼ inch.
Years 4–15
Seal coat every 2–3 years. Annual crack sealing. Patch failed sections as they appear.
Years 15–25
Consider an asphalt overlay if base is sound. Continue seal coating after.
